In terms of rehabbing the property, the workflow can range from throwing a coat of paint on a wall or two, to an entire gut of the mechanicals, windows, siding, and flooring.

I am concerned about a mechanic's lien.

The mechanicals heater electric etc are actually all new.The 2000 in work is more for the skirt around the mobile home has one or two spots that should be addressed and I’m gonna do some landscaping to make it more presentable.

That doesn't mean that it isn't illegal and dangerous to do so.And if you're doing more than one mechanical at the same time in a house, you do need a general building permit... which means you need a licensed contractor to do the work.I'm terribly sorry that you don't like the laws.

So, we're good all the way through framing and exterior work -- I'm just starting to get mechanical bids, sheetrock bids and other interior bids.

Also, my manager's property inspection does not recommend any major appliance updates or mechanical work at this time.  

Just know that your will always lose to the person that isn't scared of a few mechanical issues.
