If I simplify it and say that every full gut rehab I get estimates on ex: standard 3 -1.5 -13-1500sqft has been at lowest 120k up to 170k which is very high and this is with a level 2 granite and an average 8mm vinyl plank,R-2 replacement windows (standard materials in my eyes) and I know what the estimated material/s costs are, some of the contractors are even providing them which I appreciate but then it’s their labor charge that’s usually more than double the materials costs and I have no way to measure that and make a case to them unless I compare estimates which I’m told is unprofessional.

No upper cabinets on fridge wall, can't tell the measurements for sure but if you can get a matching lower 15 and go for the 33 fridge you'll have a 6 foot run on that side, which will leave you enough room for the tenant to put their own small table.

While I agree that the definition of "wealth" is subjective, financial wealth and the way it's used on a RE forum such as this is NOT subjective.. even go read the OP's post, she uses terms like "25k" "10k/mo. etc. these are objective measures.3.

EDIT: As an additional measure, I would also recommend that the property owner or manager ensures that the tenant is instructed on how to properly secure the pool when not in use, and have them sign some sort of documentation stating that this instruction was provided, and that they understand the pool must be secured at all times when not in use.
