Invest in building a home with Builder Partners

I have an opportunity to invest in a home build for sale. The other partners are 2 home builders (that run a small business) that have a piece of land. They are looking for an investor to cover materials and they will cover the labour. I'm wondering if anyone has done something like this. The 3 of us would be wanting to split the profit of the house sale equal to our investment so I am wondering if I should just ask for interest on my capital or if we should work out a per square foot investment. Or should I stick to a traditional Rehab property/ Rental. Thanks!
