Hello, Sonya I am Paul, I am my self a commercial and multifamily investor and also worked for a large Private equity,  firm with a huge portfolio, Residential, Commercial, you name it they have it, if you want to start with little to no money what i will advice you to do is. this 7 steps 1) find a market 2) find your budget3) study the different lending methods ( HML, Bridge, Conventional ETC ) 4) find a deal a real deal and run it by my or by BP or somebody with a little more experience before rushing into buying 5) forget about the cash flow at the beginning  focus, on equity building and steady tenants. 6) buy and hold or fix and sell ?
