To make a plug for @Dean Harris, I bought a property from him a few months back and when you're buying from someone in another state, you can be weary, but I saw videos from Memphis Real Estate House on Youtube and that definitely made me feel like "yeah, he's legit" so I was more than happy to buy from him.

But admittedly I am not an expert and only have them bought by an LLC in the first place.Good Luck!

From the assessor it looks like they bought in 2017 so they probably don't want to sell.

All of mine bought over the last 14 years (except 1) were purchased off-market.

After all we are taught to buy low and sell high...Despite all that, I just bought a facility for .50 cents on the dollar ($19 per square foot) and have doubled its value in under 105 days...from $465,000 to $1,000,000.....in under 4 months...in a "seller's market"....The point here is that every facility will have its own "market" and savvy investors can make money throughout the market's cycle.

I bought mine during a flash 40% off sale. the format makes it easy to learn with plenty of mini questions throughout the lessons, and the lessons themselves are each short, but informative.
