Then, in 10 years move to cash flowing assets, especially since the properties are 10 years old?

I think the most important lesson is to start investing in a position of strength financially.

I think they should always be in a strong financial position, but they should also be contributing at least some of the money.

This reduces the likelihood of financial strain and improves long-term profitability.

We have been trying to decided which asset class will be best for us in our local market (Willamette Valley, OR).

But like you noted, there are fewer buyers than residential, so if you know people looking for these types of assets, then it is no different than anything else.
