I do have a tendency to over think or over analyze things so I'm hoping to hear some good words of encouragement to help avoid the dreaded "analysis paralysis".

i think that would be cool if you were just flipping it, but might not be good to encourage fires by renters. you could put some stone pavers back there for a BBQ grill/hangout area though, that might be a little more under control. you could also plant some drought resistant desert plants along the edges. how big is the yard, it looks quite substantial.

Whats the Real estate boards in your state position on this.. do they encourage the brokerage community to file complaints against wholesalers that are obviously breaking the law ?

I would encourage anyone to have their lender calculate their net rental income for qualifying purposes.  

Its super common even agents that are not top producers use them as the brokerages encourage it.

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.
