I have recently come across a duplex I want to make an offer on and the sellers agent mentioned the owner has another duplex two doors down he would be willing to sell as well in a package deal (likely at a discount to get rid of both).

So, you find a deal and package it nicely with exec. summary, and other info.

Your seasonal work will have to be documented, packaged, and presented correctly to underwriting, but it's not really a crazy scenario at all.

Since my first rental is at a higher rate, it may be worth packaging the first rental and the new duplex into one commercial loan at a possibly lower rate altogether.

The lawyer she works for may have written a letter to go with a package she created at a nominal cost to try to help her get a settlement.

We keep the original packages and put locks being removed neatly into the packages the new locks come in. 

Pretty much guaranteed they'll open the package.

If you're getting such a package, I'd hope you've worked the numbers backwards to see if you're getting an awesome deal, or is it seller financing?
