Commercial Umbrella (in commercial there is also "excess liability")An Umbrella policy provides additional Liability coverage if the underlying policies:   a) Home, Auto, Boat, rental dwelling, etc on a  Personal Umbrella   b) General Liability, Business Auto, Workers comp, etc for a Commercial Umbrellaare exhausted in a claim. 

Hey @Jabari Bell I'm in the same boat as you and what's helped me the most if putting myself in an environment where I'm surrounded by others focused on commercial.For me, this meant switching to a brokerage that does a lot of commercial deals.

The neighbors have asked me to have it removed, as it looks like it's about to fall over any day onto their house/garage/boat.

Tim,An umbrella policy is a policy that provides additional coverage if the limits of the underlying policy (home, auto, rental dwelling fire, boat, etc.) are exhausted by a claim. 

The contractor also has a property management company who will manage the properties in the community and offers additional ammenities like free kayaks, paddle boards, etc. for tenants in addition to boat rentals and more.
