I don't know a lot about reverse mortgages but from what i understand once her mother passed, she had a period of time to make arrangements but she applied for extensions which i assume got approved.

It's usually easier to qualify for commercial, so if a bank approved you, I'd say there's a strong chance.Rates are usually higher in the commercial sector.

I can’t imagine underwriting is going to approve your purchase of an owner-occupied residence that you as the owner can’t occupy.  

This was just this unit.Currently working to see, if I can get approved for mortgages without having a job or W2 income.

She completed the pre-approval process but they will only grant her a loan for 250K or so and she has to put down the entire down payment (about 100K saved).

@Horace Grant With regards to buyers I would recommend you partner with a good lender to refer prospective clients to if they can't readily provide you with a proof of funds or pre-approval letter.
