Aspiring Investor, Not Much Capital

Hello everyone,

I've been learning about real estate investing and considering buying my first property. My mom and and I are investing together, but even doing it this way we don't have the most attractive financial background. We both have excellent credit scores. However, I have student loans and make 50K a year. She makes a little, but not much, more than that and has a down payment prepared. She completed the pre-approval process but they will only grant her a loan for 250K or so and she has to put down the entire down payment (about 100K saved). I'm afraid to apply for the pre-approval because I already had a credit inquiry last month and don't have much capital. Is it still possible for us to invest in real estate?
