Doesn't the HOA have the ultimate responsibility to ensure that home owners can enter and exit the community?  

I am friends with the owner and we are on the HOA Board together, but she will not stop them until something is written in the bylaws.

Condo's have experience a steep drop in the past few months and there will be a lengthy recovery period since buyers are unsure if/when HOA amenities will be open again.

Even if you could put $3,000 down on a $100,000 condo with an FHA loan, you would need a couple thousand to close and $5,000 in reserve cash is not going to go very far in case there is an unexpected HOA assessment or necessary major repair or tenant vacancy that lasts a couple of months. 

Hi @Chris T.Before you try and figure out a fancy solution, you will want to reach out to the HOA to see if they will allow you to modify the opener at all? 

I’m working on digging into the details of what the HOA is and occupancy rate, but wanted to see what everyone else thought first or if anyone currently invest.
