I start with cleaning and repairs, then I apply it towards utilities, legal fees, late fees, and rent, usually in that order.I also have a holdover clause that says the tenant is charged 4x of the monthly rent, prorated daily if they hold onto the property after lease termination.

I spoke with the listing agent and we went back and forth with the owners who inherited the property.

-of the people who are interested, most will want a price that is too high.so out of that, you might get a small number of actual leads / motivated sellers.with that said, though, are you networking with investors and wholesalers? 

@Kristin Boekhoff I generally buy larger multifamily properties, so I don't have any personal recommendations, but I did check with my insurance broker. 

Alhtough values continue to appreciate, home prices are coming down as competition gets heated with more homes on the market.
