The idea was that land stays in the family name.My parents want to just sell the 3/6 portion to the other family members just to get rid of it (but i assume they just don't know what to do with it, or it would cost too much money that they don't have in order to do something with it).

If you're doing triple net leases I'm not very experienced in that space but would you have any depreciation at all, because a larger portion of the value would be in the land.

My thinking is that there are no other options for buying/renting in SoCal and I'm fine with paying 2000/month to cover the remaining expenses while renting out to a tenant to cover a portion.

Since I am currently renting, I thought house hacking could be a good idea, but I am not sure that it is likely that I can find a deal in Nashville that cash flows enough so I don't have to pay a portion of the mortgage.

Sometimes there may not be enough "meat on the bone" in a sponsors mind to share a significant portion of the promote with another sponsor, so a seasoned operator with a large pool of investors may pass on an offer to partner up.
