:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

I've gone to the Denver, Orlando, and now Phoenix retreats over the last few years, and would highly recommend these to anyone who's either a beginner investor (1-2+ deals), or 'middle investor,' and doesn't really have many investor ladyfriends in real life to lean on. 

Last I do the enemy and see if it agrees with the hypothesis I created on AirDNA.

I purchased the condo in 2020 for $310,000 at 4% and a similar unit just sold in my complex last month for $570,000.

We sold the last Ca property in 2017 but started buying in the PNW around 2015. 

They were managed by Hunter Property management for several years but last year Lake Norman Realty bought them out.

Unilaterally enforcing lease terms should be a last resort not a first choice in many situations.
