I am not a fan of wholesalers, 98% of them are unethical and straight up lie at least from my experiences. 

I just feel that it will make finding a good tenant harder because they'll want a 1 year lease from my experience.

But in my experience in Florida, there are very few compared to the many thousands of attorneys here.

Ask how many units they manage and how much experience they have.

In your experience, would you advise that it's best to avoid the complexities of the foreclosure purchase process as first property newbie, OR proceed with caution under the right circumstances.

I would consider it a working class town and we have seen great rental demand and had great leasing experience there with the roughly 35 properties that we manage.
