We also have the business tenant carry a routine hvac maintenance contract with t a company of their choice (licensed) to deter some of the BIG ticket repairs for the owners we manage for.

I routinely have to send a HUD back for a correction before I approve it for a closing.

I think that a lot of nearby areas will appreciate before the places you mention here because the train is so dang loud and uncomfortable, the highway is so close, and so much effort will be needed to resolve the general look and and feel of the area.I live about 10 blocks south of I-70 - near to those areas, and I can tell you that while not a distraction, the train can certainly be heard in the distance.

If they say no to your repairs and you are uncomfortable paying for them yourself, you can walk away and be no worse for wear.

In a cold climate, anything but carpet can be uncomfortable in the winter.
