I supposes too the new buyer does not receive the tax deductions on interest paid since seller is giving up a large amount of equity on the deal.

Instead of trying to do everything right by renovating a fixer-upper, it would've been a lot easier to buy something that was already done and just not make any mistakes (do preventative maintenance, keep the house painted neutral colors etc.) and just wait a few years for the market to do its work.

This property is in a blue collar area and the people in the area should be more focused on off street parking and central A/C then the color of the tub that won't even be noticed when a shower curtain is up.

To start, something that is a "cosmetic fixer" with good bones (structure, wiring, plumbing, HVAC, roof that most buyers can't see and pay no attention to but cost a lot to replace) yet is hideous on the things buyers can see but are easier to fix and therefore add the most value ... that means ugly, smelly, dirty, dingy flooring, horrible paint colors, dated finishes, etc..

Check the heat reflective colors because over an existing roof you get much better air flow and a much cooler attic, thus lower cooling bills.
