I'm assuming, other than that, you are an employee with the non-profit, a piece worker, or an unlicensed comtractor, at least in CA laws.Anyway, setting that aside, the hard truth is, it is very hard for investors to trust someone who has only experience to offer, track record or not.

The best way to get started with someone like that is to offer to go out and find ("birddog") a few leads for them with the agreement that you'll split the proceeds 50/50 on any deals YOU find that they then help you to land.Yes, finding the motivated sellers is THE hardest part, and it's an even bigger challenge if you have no marketing budget for paid advertising.

My grandpa started it bought the rights to a certain kit for a friend and they never did anything with it and when my grandpa died it went to my grandma's name and she has tried to offer it to people but they never take it.
