I am eager to see how that all pans out. 

Also after I repaired the toilet flapper she said her bath tub became clogged which was false I pulled out a wad of  her hair from the tub drain. 

Good update, we shall see what real life enforcement actually pans out

@Harjeet Bhatti I have heard this from a few sources, however it does not seem to pan out in practice. 

I personally have found that my competition is just willing to take on more risk than I am, and so far it has panned out...but it surely can't last indefinitely (while it seems like maybe it can :-)

The numbers pan out for a 10-15% return.

I want to close that walkway and make it a long narrow bathroom, about 12x5, keeping the toilet on one side and building a nice-sized walk-in shower on the other, with a sink and storage between the two.

Unlicensed contractor, tiles that are less than 1/sf, tub that's the cheapest, toilets that are less than 120, vanity at same price, faucet at 25, no permit, no inspection.

It's not just leaky toilets, but stuff like giving relationship therapy to tenants who are boyfriend and girlfriend so that they don't break up, causing one of them to break their lease, etc. 

I've been managing a strip mall for almost 2 years and the tenants keep asking me to fix or replace their lights, heaters, toilets, ceiling tiles, etc.
