Realistic expectations..... the tenant cant be a slob and expect a simple pest control visit to clear the issueIf the tenant is keeping the unit clean and not doing things that attract the mice, then you are in a much better spot and have a better chance of taking care of the issue.Another factor can be the surrounding units...... you may be clean but if the close neighbors are keeping trash and food around, again..... you can only put a dent in the situation since the real source is out of your control.....realistic expectations........ the tenant expects the issue to be taken care of..... but you have to point out issues that may prevent that from happening.

Looking to buy another house in the next 6 months to move into so that I can rent out the house I'm currently living in.Considering a mailing campaign to absentee owners in my surrounding area for the next 12 months to get my name out there and find some deals for wholesaling or buy and hold.Working Full time and trying to find ways to create time to further my REI experience ASAP.For those that understand where I currently am at on the journey of real estate investing, please help shed some light on how to not waste time and get moving.

They become run down quickly because the people living there either do not have the money to spend to fix them up or spend that money on other things (whatever those things may be).You propose to build a substandard size less desirable structure than the surrounding area, which seems to indicate  (based on other similar price points) that it will quickly become one of the most undesirable places to live in that area due to High Violent Crime.
