We covered both ours and our clients back and got the home rented with 1 month vacancy while we figured this all out.  

In short, this market has a huge barrier of entry and it is capital or very strong borrowing power and usually both.There are lenders who will lend to a no exp investor, but not some 500k Long Island property that needs 200k in work and will resell for 1.2 Million.

What strategies have you found most effective in securing the best deal for your clients or yourself?

I invest in College Station because the vacancy rates are very low, the population growth is strong and consistent over the last 20+ years and the economy is backed by a huge state funded school. 

Education and research hours, "managing the property manager" all have failed under audit historically.There is a lot more nuance here I could go into, but I would strongly advice you talk with a real estate-focused tax professional.

We ended up finding a really solid tenant, got an additional $150/mo above market rent for the furnishings and the deal cashflows really strongly!
