They have more to gain because they can use the help, they might not be too busy to teach or let you participate in the GP duties, and hungry enough to give up significant equity if you source a deal.  

They seem to be stalling with the earnest money deposit, so I may have to find another source to get the money.

Its a great feature that the 203k allows. 

Find independent sources other than your PM to get ideas on rents or comps.

This may be a matter for legal counsel and financing source since you will have to determine how the funds are transferred and who will ultimately "own" the property & building(s).
