(I hope so)Suggest you go for a soft money rather than the expensive hard bucks. 

Maybe the plywood needed work but the homeowner didn't want to put up the $$ to do it, so he just had them shingle over soft plywood.

Once you give it to title company someone will have to pay them for a title search even if it is a soft search.

I have a soft corner for education but was having second thoughts about it.

They all have soft close doors and drawers and all wood boxes.

There are a few structural issues (some missing siding, 2 soft spots on the ground floor) and a lot of cosmetic (oh, the wallpaper) work.

Each bank differs of course but two of mine will give me a quick estimate without doing a hard pull of my credit. ( Since I have relationships with them their terms say they can technically pull soft reports whenever they want.)

Don't go soft on this, if you were clear and it's outlined in the lease then call and figure out what's going on being nice about things but you should impose your late fee if they failed to pay.
