I had to travel th MO, work with the borrower to get property back, by means of quit claim.

Modern electric, accessibility, hard wired smoke and co2 detectors, plumbing, etc, etc. 

Take a different route than the one already traveled.  

Looking for properties in Chicago's south side (City and burbs), NWI and the Indianapolis area (since I am new, I want to stick with areas I am familiar with and travel to often.)

Does investing in notes in outstate require you to travel to that state?

Yes, sometimes it feels like I wasted time and money for travel, but I always look at multiple offers and of course this is the cost of doing business and it's an accountable expense. 

Not sure about those two cities, but some require hard-wired, interconnected smoke detectors - costs more to put in than regular battery operated...Also, generally to North Texas:  it gets damn hot down here, so HVAC systems take more of a beating.
