Have you been pre-qualified with a lender such as @Jared Bouzek ?

I guess I was thinking that based on present credit rating, We wouldn't be able to qualify.

I hate to rent once we get married (Currently live at home), but am unable to qualify for a mortgage.

I can't seem to find any guidance on my question specifically, and what I find says that HELOC funds must be used to buy, build, improve the taxpayers qualified residences (primary and second home) and cannot exceed $750k. 

If you're buying & holding rental properties with a Conventional mortgage, your experience makes very little difference in whether you qualify.

Do you qualify for conventional lending or do you need to get a commercial loan?

If you are sending qualified traffic to your site, and they bounce, you want to make sure that they remember why they visited your site in the first place.
