What prevented you from sending the pay or quit notice on time? 

@Joel Owens, They don't mess with air conditioning...and if I understood correctly from the podcast, allowing tenants to put in window units if they want A/C.

You may consider biting the bullet on this one and hiring an attorney to prevent mistakes.

Today is the second time in the past few weeks that a guest has asked us to allow them to cancel for a full refund the day before their stay because of bad weather where they live that may prevent them from traveling.

All 4 units have laundry rooms or utility closets in the unit, spacious primary bedrooms, ample closet space, open kitchen & living room layout, stained concrete floors on main level, forced air heating, refrigerated a/c, individually metered for gas & electric services, and appliances included.

Weekly rentals on Air BNB during the summer season.

Will the current mortgage prevent you from getting another mortgage on another rental? 

It would have some additional appeal to someone who wants to run an air BNB or has an inlaw living with them.

If not, what prevents you from doing deals there even if it's simply the snail paced commute up 76.
