There are a lot of great options out there; aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

Everyone says invest now, invest with no money down, but if you scale it all the way back to caveman thinking - you already have a large loan outstanding, why do you want to put more loans on top of that, especially in an investment that you won't be near and that likely won't be turning great monthly numbers if you are looking for a turnkey solution.

Two years does not qualify as long term in my opinion.Another way to look at it, San Diego has good to great long term appreciation but the last two years have been mundane (there is a range of appreciation numbers, depending on the source, but none of them are great) yet still has outstanding appreciation for 10, 20, 30, 40, 50 years.Maybe Huntsville's recent appreciation will continue but historically this has not been the case (no one knows for sure).
