HML No Upfront Fees

Im looking for any private lender in nc or does nationwide that would be willing to fund a apartment building rental. Not sure on any prices yet. Im wanting to know if anyone would do a 90-100% LTC with a max 9% interest rate. With no upfront costs. This would be long term so a few years. Im seriously into real estate and i want to make my first move on a big ticket. I do know that this is a hard thing to ask for. Seeing as a 20% minimum down payment is normal. Im military so we dont get paid like crazy so im no where near reach. So im just looking to see what would be the best option. Thanks to all!!

@Christopher Smith, I have a hard money friend (also active duty) that MIGHT be able to help. Those are some pretty strict requirements, especially if you don't have a track record of successful investments to backup your ability (I'm not questioning your ability here, just saying HML's look at past record of success). Perhaps he can help!
