I've made a whole lot of money over the last 15 years investing in LA buy-and-hold RE (and have never lost a dime on any one property, all have way positive equity and cash flow today), and yet if I ran through the numbers on the BP calculators at time of aquisition, I'm quite certain that they would all predict minimal or negative returns ... it is a total joke as far as I'm concerned.
