That is no problem. 

There is also no substiture for experience Get what you can out of the weekend but avaid the upsell. 

I can REFI when rates get low again- but there is no telling how long that will be and it costs 5-10k to refi..

I just simply will not work with a lender that will solicit my client, have no punitive language in regard to if they circumvent our firm or solicit them, and I want nothing to do with the lenders that want to directly face our client throughout the process.

What's your take on no more 6% commission and how this will change the way you operate?

Feel like given my company is doing really well and i have good cash flow and no debt it shouldnt be this hard to find a decent loan.  

I recently bought a flip house and upon starting on the house I was shocked when we had no water.The neighbor of the property was sharing his well with the house, he and the deceased owner had a verbal agreement, nothing was filed. 

No use having them take the discounted year long lease and then just leaving anyway in a month or two. . 

But perhaps that's no issue for you??
