I'm concerned about the crime stats over there and potential problems placing quality tenants and consistently collecting rents.

We've been consistent with our out-of-state absentee owner and probate mailings, but our phones don't ring like they did back when we were active with the bandit signs.We've tried the following to supplement our mailing campaigns:- Calling landlords from the local newspaper- Calling FSBO's from Zillow- Paying a VA to send "are you interested in selling" messages to landlords posting their properties on "house-for-rent" websites- "Driving for dollars"...and a few other things that I can't think of at the moment.I don't know if it's the seller's market we're still in in this area or what, but we're having a challenge right now getting leads coming in.

If hourly, do you consistently work 40+ hours a week without any unpaid time off?

Have they been evicted, consistent late pay, etc.?

Payroll will consist of mostly individuals making about 10 bucks an hour.

@Emily McCabe - but it can be a huge pain, depending on the business type and how consistent the income is, I think child birth would be less painful

Multiply the total monthly income times 50% to get an estimated expense amount.  

What I really like about them both is that its data direct from County Assessors in a consistent format - so that my letter template never needs to change and I can REALLY quickly use the data to create mailers.
