@Darion Smith, properties with 2-4 units, while technically multifamily, are not considered commercial properties and so are valued based on CMA/sales comparable methodology and not based on NOI.

@Pearce G. 50/50 profit is by definition his incentive; if your contractor isn't a math person make sure to walk them through a sample deal; and once you find the home you want to purchase go through the costs and expected profit; and show how his share of profit goes up/down depending on changes to the renovation budget, and how much your weekly holding costs (intrest/taxes/4 homes a year pace vs 5 homes a year pace/etc) affect how much you all earn.

You need to leave the sampling device in place for weeks or months then have it evaluated.

Nevertheless, most people in this camp could have achieved a better outcome through more sampling or market research, i.e. if you know you don't want to leave your small town, don't pick a profession that doesn't exist in your small town. 4.

Put samples readings on your profile of the books you would like to read.

I see some listing on zillow/realtor.com that require rehab  might give decent return.Here are two sample listing from realtor.com/zillow, what does it take to make these properties into rentable condition?
