@Geode Pratt  I believe the law states that you need to provide the accounting within 30 days of being provided a forwarding address but I always provide within 30 days anyway by sending the accounting buy  certified and regular mail to any known address.

I don't do driving for dollars but I always thought if I did I would run addresses through records to make sure I was mailing the owner.You might get 1 out of 50 offers accepted so keep on the grind.

The lender paid expenses include Sheriff Costs, Appraisal Fees, Property Inspection Fees, Foreclosure Fee, Title Exam, Certified Mailing Fees, Posting Cost fees, and Recording of the substitute trustee.

I only lend money now.. so I never hear about the 3 T's or any of that stuff anymore and it does not matter if you have PM you still need to engage them answer there e mails their cash calls  etc etc....and being very selective were my funds go and who they go to ( lots of experience at lending ) I mitigate my down side pretty well these days.. ( now in all fairness I got killed along with a lot of other lenders back in 07 and 08) so it was not all wine and roses.:) but now with the values reset and HML or private lenders being able to set their terms better I think the risk reward is far better than owning with much less work...

I would like to rent shared office space where I can hang my business and professional licenses that also offers a shared assistant that will provide admin tasks like answering my phone, accepting my mail, preparing written correspondence and etc.
