Carson Kesner Tenant Wants to pay entire years worth of rent but...

The last time we had a tenant who offered to pay extra money up front, I got a call from the DEA, the front door was smashed in, frame was cracked on the jam, carpet was destroyed and the basement had been turned into a commercial growing operation with sub panel screwed threw the wall for feeding to the pump system.Why not pick a tenant where they are not going thru a divorce, less potential headaches?

Lastly noted, contractors that work with investors for the most part work on razor thin margins and barely leave enough meat on the bone to feed their family let alone throw a bone to a referral.

This was the explosion referenced by Bill I was referring to (and I've on various occasions seen these on the local news):While I certainly cannot say with absolute certainty that a water heater failure as you linked to and was demonstrated in your mythbusters video, could not cause secondary damage, for instance by severing the NG line feeding it (as it would likely do this) - the primary failure and explosion demonstrated in the video due to the T&P relief failure would not possess the energy / mass to produce the damage that Bill was referencing above.

@Lawrence Ratliff Well two words about Texas HIGH TAX's but in all seriousness you can't help but notice the economic drivers and then the market is feeding on the herd mentality right now...Its Soup D Jour Like Atlanta was a few years agoPhx and LV before that... it all goes in cycles.
