Im also assuming once you get a license you can intern for a broker and launch your career. 

Outside of conventional financing the banks all differ slightly on internal policies for their portfolio loans.

In my area there are 2 hospitals that get interns and nurses from other states , there are 2 prisons for "co's" to work and there has also been teacher who look for studios or 1 bedrooms here too. 

However, councils were concerned about a huge national and international investors/landlords that don't care about the well being of the Toledo community but only the numbers.

Is their anyone that would be interested in speaking with me either through PM or directly (lunch, a beer, etc) and fielding some of my basic questions on how to look/spot value properties in our area, financing through certain lenders in our area, and generally acting as a mentor/intern to someone eager to learn?
