Does anyone have insight on why some people I call DONT want to sell their property, even when it's a boarded up property in horrible condition that's been vacant for years?

Of course, plenty of self-managers have picked horrible tenants, overpaid for a repair, etc.

And, I've bought a ton of properties at foreclosure auctions but this was my first time trying  H & M and its been a horrible experience.

Hubzu.com is horrible, so avoid that.  

When this lender ran my credit it was around 700, and I took pride in my credit rating being 814 early this year (before I had done all this).So, now I'm not going to get the best rate (~5% instead of 4.75, not horrible) and I'm going to pay 800 more in closing costs.  

They don't look horrible, but they clearly need some work.  

It turned out to be a true 3 Cap first year as I totally underestimated the deferred maintenance and was in a horrible area. 

The school districts don't seem so great according to GreatSchools and while the crime doesn't appear horrible, it also doesn't look great either.3.

There are four high schools and two of them are great and two are horrible.  

My only experience is from my dad who has a few buy and hold properties in Manhattan, NYC ... given all the "formulas" and stuff here, it would have been a horrible buy for him.
