Finding out about them can be word of mouth, researching programs in the local area, or just advertising that you will consider voucher programs and see what comes your way.Good luck!

Complaints (or more generally, negative comments) stream from their mouths on a steady basis.

I kept my mouth shut, and after the deal was made, hired loggers to cut down those trees that he left.

If they asked for the lawn to be cut weekly for them, I would absolutely offer to have the service performed for them and build the extra costs into their monthly rent if it means the difference between them staying long term or moving somewhere where they could be happier.  

Shut your mouth and wait until you are served.

Treat your tennants well, and train them right and both parties will be much happier.
