This northwest corridor of Austin has been buzzing with growth in recent news.  

This is a decent idea for those who have the resolve to actually accomplish the task, and not just completely forget about it.How did you find this deal and how did you negotiate it?

All of these and just overall growth in Florida with people working from home etc has made Orlando a great destination for higher end jobs. 

As a friendly environment for business' and manufactures' Madison county is expected to continue it's growth. 

Its an up and coming burb given the explosion of growth of the city last year as people from the north relocated in droves.   

The way I've narrowed it down is by:Gathering data from all 50 states (population growth, median income, crime, price-to-rent, etc.)Filter out states that have rent lawsFilter out blue states (not because of political beliefs but from my understanding they have less rules and regulation and I believe that in the current climate we're in with COVID and all people are going to flock to areas that don't have as much regulation)Highlight states that people retire in more than othersBecause of short-term rental becoming a trending way to invest, filter out states that impose regulation/rules against short-term rentals using platforms like Air BNB, etc.Also, using ZILLOW, I type in my parameters (homes under $125,000, sqft.

While that represents a slight deceleration in the growth of home prices—which are up 17.7% over the past 12 months alone—it’s hardly price relief for buyers.

I would try an evaluate the tasks you have to do as an investor and assign the cost to outsource it and see where you want to focus and where you want to hire out. 

Pulling out cash flow in the beginning will only slow down your growth and delay goal attainment.

Use the money to update and get highest rents, and then from there just cash flow and save and put into the next property.Snowball this and grow the portfolio and only good things are bound to come your way.
