What is decent rate for fix and flip who starting first deal.

Settling with you is often much cheaper than dealing with an investigation from the state, so they usually prefer to make the problem disappear. 

It would come down to preference and prices of each deal.

DSCR would be your best bet but again 25% down and a DSCR of 1.25% minimum.Do yourself a favor and do not let just any Lender/loan officer pull your credit just so they can take an application and have a possible deal.
