I bet searching on TCPA or "blind SMS" etc will find those threads. 

Realistically, if you are out looking for these things, you will find them everywhere.

I think have a professionally designed, well located, modern, etc home would appeal to more people than trying to find the niche, but I could be wrong.

Its time to get a bookkeeper when it is costing you.... the cost is time away from family or finding the next deal no matter what field you are in.  

People who are active real property investors, or work at careers in the industry, will occasionally come across a deal that lends itself to making a quick fee by flipping or wholesaling the deal to another buyer.  

How did you find this deal and how did you negotiate it?

Private money lenders are sometimes a challenge to find. 

So I guess I'm looking for help to tools to find the first one.

You can usually find some events by doing a simple google search.
