@Blake Garcia wait a minute you can start a new lease day one.I was under the assumption that you had to honor the old lease until it ran out.The only option I thought I had was cash for keys or wait until their lease expired.

If they have an acutal lease as you said, it is binding on both of you until it expires in March, however if any clause in the lease is being violated by them, then you have the right to evict now.

(Of course, I'm assuming all the tenants are month-to-month - if they're on leases you'll need to wait until the leases are going to expire.)I also find that tenants are a lot more accepting of rent increases when they see that you improve their units and address any deferred maintenance or outstanding maintenance requests that the previous owner may have neglected.

The units are already occupied and I would have to wait for leases to expire to do some rehab work to increase the value and raise the rent.
