I am looking to buy a multi family and the listing agent noted that the seller is doing a 1031 exchange.

I'm finally looking to get out of analysis paralysis and pull the trigger on my REI journey and i want to start out as a co-host on AirBNB to learn the ropes from someone more experienced, learn enough to where I feel comfortable to host my own and earn a few dollars in the process.The only issue I have is that I have no experience as a co-host and per AirBNB's standard, i currently do not qualify as a Co-Host.

Buyer's agent suggested "Cash to move out" but I'm not exactly sure how that matters if the tenant is HUD and needs a new HUD apt. 

Will buyer's agents just fade away and seller's agents handle everything?

However, I was speaking with my real estate agent today and they mentioned that I could not offer a "cash" offer if the cash is: 1) Coming from a third party and 2) The cash offer has to come from my approved bank account.

Without my BP mentor, I don't know how I would have gotten through it, as the first eviction was 2 months before my wedding and we were landlords less than a year ;)Yes, this too shall pass, and once you get the hang of landlording and get more experienced at screening, things should calm down.
