So I have a general rule with tenants 2 srikes and your out - as in "I’ll pay on the 6th" (insert excuse) "oh I’ll pay the 15th" (insert excuse ), if 16th comes along and rent isn't paid  then I evict .

You, the PM or an employee should replace the filters; bonus: it's an excuse to enter the property = you'll have a better idea as to how they treat the place and if they're doing anything they shouldn't be doing.

And another concern is that he asked me to come his title company and he doesn't have a driver license by excusing that he wouldn't get the new one because he did a small surgery on his face and don't want to have such photo in his ID.And more, he did want to get the inspection although I am going to pay when closing and house is built in 1916 although it looked well maintained.In such case, I am not 100% sure, I can trust this case or not.

I'm not an excuse maker but with school twice a week (3 classes) in Boston my schedule just doesn't allow it if I want to see my kids with their eyes once or twice a week, but by mid April I will graduate and my life becomes my own again!
