In a state like New Jersey with the prices being what they are, the "easiest" way to do what you are suggesting is going after distressed properties in seriously dilapidated condition so that your ARV is leaps and bounds above where you purchased, enabling you to extract enough cash on the cash-out refi to pay back your investors and hopefully yourself.

@Rami Holzman  The easiest way to build a portfolio is to move into a house using the low downpayment and rates offered for owner occupied (OO). 

Ask your buying agent, who gets paid 2.5% - 3% commission of the purchase price, to give you half of his/her commission, or at least 1% of the price you pay for the house.

What has been the easiest. 

I refinanced a year and a half ago and it appraised at 610.

Honestly I didn't think I was in a position to invest currently, but I feel like half of the bigger pockets podcasts I've listened to are from people that started with little or no money and found a way to make it happen.
