It seems like the buyers of those houses, are the ones having difficulty obtaining financing.Mark, it looks like I overlooked your questions in this thread.

If we’re having turnover every 12 to 24 months, I’m going to have difficulty producing positive cash flow.

@Xumin(Cassie) Ma I like both areas income wise with a slight nod to the Smokies due to the added difficulty of financing condos in Florida.

Yeah, this was back in the days when they sold leaded gasoline so we inhaled a lot of toxic fumes from the Sunoco next door I am sure but never for a minute did I think (or now do I think) the trade off was not worth it. 

In the Outer Banks in North Carolina (Corolla specifically).I've posted here before where I've looked in various regions of the country, namely CT, NY, NJ, FL, AZ, and have had real difficulty finding a good "turn key" rental property that actually produces real cash flow (after actually factoring things like capex, etc.)

How difficult is it to submit one if so?

Besides, even with the best screening process I would imagine that you're going to get some tenants who run into life difficulties.

That results in lower quality tenants and more difficulty selling.

There were no major difficulties with this property being that it was turnkey.
