House hacking is a good idea from a loan standpoint but your equity will grow slower with that but it is a decent way to get started as long as you are not facing your age like I am.

My parents Want to get a Loan for land. it is under 50k but despite my father having decent credit( they require over 700 for all 3 scores and 1 of his is over 700 while the others are high 600's) they denied him the loan.

You can get hard money with bad credit easily, but if it is a buy and hold, you need to refinance out to conventional commercial, which requires a decent credit score.Start saving your downpayment money and start networking with others at groups.

In paper it looks decent (especially with very little money down, assuming your numbers are sound and $5000 for repairs that's a whopping 38% Cash-On-Cash, not too shabby) but managing a property in a D area might add unforeseen costs in time and money.
