Hey BP,Whats your thoughts on finding a partner(s) to invest on a quadruplex with a joint VA loan?

You buy it jointly.  

They constantly make it better and better.

Since I am full time employee with my regular Buyer job (not real estate filed), I did not want to be a full time agent relying on constantly working leads and wasting time with first time homebuyers ( in my opinion).

It's the lifeline of your business as you're job is to constantly find deals for flippers and buy and hold types.

I know a local guy who does tons of flips using people's 401ks and I just thought we could work out some sort of joint venture..

I wouldn't say we had any problems with this property as of yet, but as professionals we are constantly striving for perfection. 

Do you communicate to the tenants to constantly heat the home to at least 40 degrees throughout the winter months to avoid the risk of bursting pipes?  

We were constantly getting more efficient panels and batteries such that when we went to provide warranty service on a customer three years later, the old technology wasn't even available to replace some components with.  

If you choose to accept separate payments (I would not) be sure to discuss the joint and several liability clause in your lease when you sign in.
