We are QIs for 1031 exchanges nationally but he's a local WA CPA who has a comprehensive grasp on REI from the accounting perspective.

The seminars are a good way to get very basic information, but it's all info you can find on here if you really want it--and it serves as a basic overview to what investing is all about. 

I see there has been no response so, it sounds like you are proud of your spreadsheet and it may be very comprehensive, but;IMO, a proforma that goes beyond 12 months is a dream sheet, a way for you to tease or entertain yourself.

You might want to check out Wendy Patton's book - although I can't recall if it talked about wholesaling lease options or not, but it definitely gave a good overview of how you can make lease options work.
