Every realtor I've spoken to (granted, they are fishing for commission) says that it will be a very loooooong time before this place will ever recover it's 2006 value and it's still on the downslide.

I've been watching real estate videos going to seminars and reading books but now it's time to get started and I'm completely stuck I want to start wholesaling then eventually rehabbing but do not know where to start and how to break down a deal I'm more of a hands on learner I would be willing to offer a 50/50 split on commission on my first deal for someone to just walk me through it never have to meet up just phone calls or inbox messages I understand time is money and we can negotiate that 50/50 I'm more about the knowledge then money at this point.
